Apartment Turn Painting β Manhattan Beach Complex
Property Management PaintingManhattan Beach
Project Overview
A property management company overseeing a 40-unit apartment complex in Manhattan Beach needed a faster, more consistent painting process for unit turns, which had previously varied in color and finish from turn to turn depending on which contractor was available.
Color Standardization
We worked with the property manager to select a single approved wall color and sheen for all units going forward, removing the need for a new color decision at every turn and letting future work move faster with less coordination.
Fast Turnaround
With the standard color locked in, we built a repeatable one-day turn process for standard one-bedroom units: patch and prep in the morning, two coats by early afternoon, and a final walkthrough before end of day, keeping vacancy windows tight for the leasing team.
Before & After
Before: inconsistent wall colors and finishes across units, each requiring a new estimate and color decision. After: a single, approved color and sheen standard applied across all future turns, with same-day painting for standard units.
Property Manager Feedback
The property manager highlighted the reduction in vacancy days between tenants and the simplicity of a standing scope that no longer needs a new quote for every unit.
